Importing Properties

Use Import Data → Properties (dialog title Import Client Properties (CSV)) to add pools and other bodies of water to clients that already exist. Sample file: sample-properties-import.csv. Clients must be imported or created first, and any manager named in the file must already be on your team.

Columns, in order:

  • ID* — NEW, or the ID from the Properties export.
  • Client — the client’s display name (required; a row with a blank client is skipped silently). For an existing property, a different client name here reassigns the property to that client.
  • BOW Name — the body-of-water name (e.g. Main Pool, Spa).
  • Address, City, State, Zip, Country — geocoded on import.
  • Type — the property type: Residential, Commercial, Management, Vacation, Bank Owned. Blank becomes Residential.
  • Manager — the display name of a team member who holds the Manager role. Required.
  • Surface Type — blank, or one of Plaster, Vinyl, Fiberglass, Aggregate (Exposed), Aggregate (Polished), Tile, Glass, Stone.
  • Baseline Filter Pressure — blank or a number ≥ 0.
  • Pet Name, Gate Code
  • Pool Gallons — the pool volume in your account’s unit. Blank means leave unchanged; a value that is not a number is ignored rather than wiping the existing volume. Thousands separators are understood in your account’s locale (12,000 in English, 12.000 in Portuguese).
  • Start Date — required (YYYY-MM-DD).
  • End Date, Acquired Date — optional.
  • Service Frequency — Every Week (default), Every 2 Weeks, Every 3 Weeks, Every 4 Weeks or Only Jobs.
  • Salt Pool — YES/blank.
  • Revenue — the monthly revenue for the property. A changed value also adds an entry to the property’s revenue history.
  • Send Visit Email, Send Visit Text — YES sends a visit report by email / text after every visit.
  • Tags — semicolon-separated. Tags that do not exist yet are created; tags already on the property are never removed by an import.
  • Is Tech Pay — YES turns per-visit tech pay on for this property.
  • Tech Pay Mode — Monthly Revenue Percentage, or anything else for Fixed.
  • Tech Pay per Visit — the fixed amount, or the percentage.

  • Send Visit WhatsApp — present only when WhatsApp Business is enabled for your account; YES/NO.
  • Techs (Service Routes), Techs (Open Jobs), Status — printed by the export for reference and ignored on import. Use the Routes import to assign technicians.

Note: The importer finds the Pool Gallons column by its header. If your file does not have a header cell containing Pool Gallons, the whole import is refused with Import aborted: a ‘Pool Gallons’ column was not found in the header row — re-download the sample or re-export your properties to get the current layout.
