The Properties tab lists every property belonging to the client. This is where you add new properties and manage existing ones.
- Click Add Property to add another property to the client (see Adding or editing a property below).
- The view selector switches between Show All Properties (a flat list) and Group By Location (properties grouped by address, useful for clients with many nearby sites—click a location to expand it).
- Count shows how many properties the client has.
Each property card shows:
- The property type and name (for example, Residential — South Pool).
- The service schedule—which days the property is serviced and by which technician (for example, Service on Tue (Justin), Wed (Dave)). A property with no route shows Only Jobs or No service route created yet in orange.
- The address and any tags.
- An Equipment count, and an ACTIVE or PAUSED status. A paused property also shows its restart date (restart Oct 1) or (No End).
- A menu (…) to Follow, View, Edit, Delete, or Pause Property / Restart Property.
Note: You cannot add a property to an Inactive client. The Add Property button is still shown, but clicking it displays the message You cannot add a property to an inactive client. Set the client back to Active first.
Adding or editing a property
Add Property (or Edit on a property card) opens the Add Property / Edit Property form. It is longer than the client form because the property is where the work happens—everything a technician or a route needs lives here. Fields marked with an asterisk are required.
- Client* — the owner of the property (pre-filled when you add from a client’s profile).
- Property Name — a label such as Pool, Spa, Fountain, etc.
- Address* — street, city, state, zip. Pick from the address suggestions so the property can be placed on the route map.
- Type* — the property type (the same list as Client Type).
- Gate Code, Surface Type (Plaster, Vinyl, Fiberglass, Aggregate (Exposed), Aggregate (Polished), Tile, Glass, Stone), Baseline Filter Pressure, and Pet Name — details technicians see on site.
- Manager* — the team member responsible for the property.
- Service Start* and Service End — the dates service begins and (optionally) ends.
- Service Frequency — Every Week, Every 2 Weeks, Every 3 Weeks, Every 4 Weeks, or Only Jobs.
- Service Routes — shown for a recurring frequency: click each service day, then choose the Technician and Stop Number. Scheduled Days lists what you have set; Clear Day removes one.
- Pool Volume (in gallons, litres, or m³ depending on your company’s measurement setting), Bather Load, and Salt Pool (Yes/No).
- Send Visit Email, Send Visit SMS, and (if WhatsApp messaging is enabled for your company) Send Visit WhatsApp — whether the client is sent a report after each visit. PSS warns you if the client has no email or mobile number on file.
- Monthly Revenue, Acquired Date, and Advertising Source.
- Tags — labels used for filtering and grouping across PSS.
- Notes for Technician (Notes seen by tech on mobile device…) and Notes for Management Only (Only seen by company admins/managers…).
- Task Views (Service Routes) — the Readings View*, Dosages View*, and Checklist View* the technician uses at this property (see Section 2).
- Alternate Contact — switch on to record a second contact’s Name, Phone, and Email, and choose who receives Visit/Job Reports, Job Quotes, and On My Way Notifications (Primary contact only, Alternate contact only, or Both primary and alternate), plus which contact appears in the Tech’s Route List Display (on Mobile).
- Tech Pay (Service Routes) — switch on to pay the technician per visit at this property, with a Calculation Method (Fixed or Monthly revenue %age) and Pay Amount per Visit.
Click Save to finish.
The Property Details view
Clicking a property card (or View in its menu) opens Property Details in place of the tabs, with an Edit button and the full record: name, type, address, gate code, surface type, service dates and frequency, pool details, visit-message preferences, revenue, tags, notes, task views, alternate contact, and tech pay.
Below the details is the Equipments panel with a Count and an Add button. Each piece of equipment shows its name, description, photos or videos, its Warranty Expires date (or a red Warranty Expired warning), and a status of ACTIVE, DOWN, or DISPOSED. Use the … menu on an item to Edit or Delete it. The Add Equipment / Edit Equipment form takes a Name, Description, Status, Warranty Expires date, and any number of Media Items.
Click the × at the top-right to return to the property list.
Pausing and restarting a property
Choose Pause Property from a property’s menu when service should stop for a while (for example, a winter closure). PSS warns that pausing a property will pause all the associated routes, then opens the Pause Service window where you set a Start Date and either an End Date or No End Date. The property card then shows PAUSED with the restart date. Choose Restart Property to resume service early.
